Discovering Sanger, Texas: A Hidden Gem with Small-Town Charm
Sanger, Texas: The Next Gateway to the Dallas-Fort Worth Metroplex
If you’re dreaming of peaceful country living with the convenience of being close to the city, Sanger, Texas might just be your perfect match. Nestled in Denton County and just minutes from I-35, this small town offers a tight-knit community, excellent schools, and scenic views that make it ideal for families, retirees, and anyone wanting to escape the city buzz without sacrificing accessibility.
Sanger is surrounded by rolling countryside, horse properties, and a growing number of custom homes, making it a popular destination for those who value space, privacy, and the beauty of North Texas living. It’s also home to Lake Ray Roberts, a favorite local destination for fishing, boating, camping, and hiking.
But this small town isn’t staying small for long.
SANGER, Texas — Could this city of less than 10,000 residents near the Texas-Oklahoma border along I-35 become the new “gateway” to Dallas-Fort Worth?
Officials in Sanger believe the answer is yes.
“DFW has crept up at the door and we are the next frontier for North Texas,” said Sanger City Manager John Noblitt at a recent city planning conference. “We imagine in 10 years, the gateway to DFW will be Sanger.”
From 2010 to 2020, Sanger’s population grew from 6,916 to 8,839, according to U.S. Census Bureau data. Between 2012 and 2022, the city experienced a population increase of more than 30%. By 2024, the number climbed to 9,703—and projections suggest that Sanger will hit 11,037 residents by 2029 and grow to more than 17,000 by 2040. That’s nearly a 90% increase from the 2020 estimated population.
This explosive growth is attracting developers, businesses, and families alike. Whether you’re interested in building a custom home, purchasing land, or investing in income-producing property, Sanger’s upward momentum makes now an excellent time to get in early.
